Hi Team, myself and partner are first home buyers in the Auckland area. We’ve had an agent tell us the vendors won’t take anything less than 770k.
We offered 748k and the agent told us the vendor countered with 770k. We went back to our mortgage broker to see if this was possible - he advised it was. We then offered 760k.
Agent told us if we could get to 765k they would make up the difference with their commission. We thought about this for a couple days and asked our broker again if there was anything extra we needed to do and wanted to ensure it was possible.
We then came back 3-5 days later and offered 765k - agent told us almost immediately they needed 767,500k and they would make up the difference again. We agreed.
They then said they would do the paperwork after their open home that day (on the same property) - low and behold it was now a multiple offer situation that afternoon and the agent was told by their management they couldn’t make up the difference anymore.
The agent said they often couldn’t reach the vendor or the partner was working late so hadn’t presented it. We noticed on the new Sale and purchased agreement our offer of 760k wasn’t on there.
Are we being taken for a ride by this agent? Partner and I feel we’ve been mislead by the agent and may have never presented our offer of 760k.
